SITE PREPARATION GUIDE

1. PURPOSE OF THIS GUIDE

This Guide assists Customers in preparing their site for delivery and installation of an expandable modular home.
Proper site preparation is essential for safe delivery, crane access and efficient installation.

2. CUSTOMER RESPONSIBILITIES

Unless otherwise agreed in writing, the Customer remains responsible for:
• site clearing
• earthworks
• retaining walls
• drainage
• footing arrangements
• access preparation
• utility trenching
• utility connections
• council approvals
• owner-builder obligations

3. SITE ACCESS REQUIREMENTS

Safe and suitable access is required for delivery trucks, cranes and installation equipment.

Customers should ensure:
• sufficient truck access width
• clear turning areas
• stable ground conditions
• clear overhead access
• suitable crane setup areas

4. OVERHEAD HAZARDS

Customers must identify and disclose overhead hazards including:
• powerlines
• tree branches
• structures
• fencing
• overhead services

Unsafe overhead conditions may prevent delivery or crane operations.

5. FOOTINGS & LEVELS

Footings must be completed in accordance with approved engineering requirements unless otherwise agreed in writing.
Incorrect footing placement or levels may result in delays, additional labour costs or reattendance charges.

6. SITE CLEARING & EARTHWORKS

The site should be cleared and prepared prior to delivery.

Preparation may include:
• vegetation removal
• rubbish removal
• levelling
• compacting
• obstruction removal

7. DRAINAGE & WATER MANAGEMENT

Customers remain responsible for ensuring suitable drainage and water management systems are in place.
Poor drainage conditions may affect site stability and installation safety.

8. UTILITIES & SERVICES

Unless otherwise agreed in writing, Customers remain responsible for arranging:
• power connections
• water connections
• sewer connections
• stormwater management
• internet/communications
• utility provider approvals

9. CRANE & DELIVERY REQUIREMENTS

Delivery and installation involve heavy vehicles, crane operations and active construction activities.
Weather conditions, unsafe ground conditions or restricted access may affect scheduling.

10. NON-STANDARD SITE CONDITIONS

Additional costs may apply where the site includes:
• steep slopes
• difficult access
• reactive soil
• retaining requirements
• restricted crane positioning
• unstable ground conditions

11. DELAYS & REATTENDANCE

Additional charges may apply where:
• the site is not ready
• access is obstructed
• footings are incomplete
• unsafe conditions exist
• crane setup cannot proceed

12. CUSTOMER ACKNOWLEDGEMENT

The Customer acknowledges that site preparation is critical to the safe and efficient installation of modular homes.
The Customer further acknowledges that delays, rescheduling or additional costs may arise where the site is not suitably prepared.
