Like all homes, ongoing care, maintenance and monitoring form part of responsible home ownership.

2. UNDERSTANDING MODULAR HOMES

Expandable modular homes are transportable structures and may naturally experience movement over time.

Environmental factors such as transport, seasonal temperature changes, weather conditions and ground movement may contribute to:
• silicone movement
• trim movement
• minor cosmetic cracking
• alignment adjustments
• normal settlement

Minor movement does not necessarily indicate a structural issue.

3. ROUTINE MAINTENANCE RESPONSIBILITIES

Owners are responsible for routine maintenance including:
• inspecting sealants
• maintaining ventilation
• cleaning gutters
• maintaining drainage
• monitoring footings
• checking for water pooling
• maintaining external finishes

4. CONDENSATION & VENTILATION

• avoid excessive internal moisture build-up

Condensation and mould caused by poor ventilation or owner neglect are not warranty issues.

Storm, flooding and weather-related damage are not generally covered under warranty.
