OWNER-BUILDER INFORMATION GUIDE
1. WHAT IS AN OWNER-BUILDER?
An Owner-Builder is a person who takes legal responsibility for building works performed on their property.
Many modular and transportable housing projects require the property owner to apply as the Owner-Builder depending on council and project requirements.
2. OWNER-BUILDER RESPONSIBILITIES
The Owner-Builder may be responsible for:

• engineering approvals
• site preparation
• footings
• drainage
• utility applications
• trade coordination
• compliance with approval conditions
3. APPROVAL PROCESS
The approval process may involve:

4. TRAINING & WHITE CARD REQUIREMENTS
Certain projects may require completion of an Owner-Builder course and/or White Card training depending on council or authority requirements.

5. ENGINEERING & COUNCIL REQUIREMENTS
Requirements may vary depending on:

6. SITE PREPARATION RESPONSIBILITIES
Unless otherwise agreed in writing, the Owner-Builder remains responsible for:

7. CUSTOMER-APPOINTED TRADES
Owner-Builders may engage their own licensed trades.
Customer-appointed trades remain independent contractors and are not representatives of SimonSez Australia.
8. PROJECT STAGING & TIMEFRAMES
Modular projects involve staged processes including approvals, manufacturing, shipping, customs, delivery, installation and trade fit-off.

10. RECOMMENDED PREPARATION
Customers are encouraged to:
