STANDARD INSTALLATION SCOPE & EXCLUSIONS GUIDE
1. UNDERSTANDING STANDARD INSTALLATION
SimonSez Australia provides staged modular home delivery and structural installation services.
Standard installation relates specifically to the structural setup and associated agreed installation scope outlined within the quotation.
Delivery to site does not constitute full project completion or turnkey occupancy.
2. WHAT STANDARD INSTALLATION GENERALLY INCLUDES
Unless otherwise stated in writing, standard installation may include:
• delivery to site
• unloading and positioning
• unfolding and structural setup
• levelling
• standard roof installation
• standard decking installation
• weather sealing
• hanging and adjusting external doors
• operational structural access points
3. WHAT IS GENERALLY EXCLUDED
Unless specifically quoted otherwise, the following are generally excluded:
• electrical connection
• plumbing connection
• stormwater systems
• retaining walls
• landscaping
• decorative works
• builders cleans
• earthworks
• site clearing
• utility provider fees
• council application fees
• utility applications
• external paving and pathways
4. TRADE COORDINATION CLARIFICATION
Electrical, plumbing and gas compliance works must be completed by appropriately licensed tradespeople.
Customer-appointed trades remain the responsibility of the Customer unless otherwise agreed in writing.
Utility providers remain responsible for final utility connection approvals and services.
5. NON-STANDARD WORKS
Additional costs, engineering or installation charges may apply for:
• integrated terraces
• extended roofing systems
• custom decking configurations
• difficult access conditions
• sloping sites
• BAL-rated requirements
• unusual crane positioning
• custom structural modifications
6. INSTALLATION TIMEFRAMES
Installation occurs in stages and may occur over non-consecutive days.
Timeframes may be affected by:
• weather conditions
• crane availability
• transport scheduling
• trade coordination
• curing periods
• site readiness
7. SITE ACCESS REQUIREMENTS
The Customer is responsible for ensuring suitable:
• truck access
• crane access
• turning circles
• clearance heights
• stable ground conditions
• unobstructed work areas
Unsafe or restricted access conditions may delay installation and incur additional costs.
8. CUSTOMER RESPONSIBILITIES
Unless otherwise agreed in writing, Customers remain responsible for:
• council approvals
• owner-builder approvals
• footings
• electrical connections
• plumbing connections
• drainage systems
• stormwater systems
• retaining walls
• trade coordination
• utility applications
9. FINAL HANDOVER EXPECTATIONS
Practical Completion means SimonSez Australia has substantially completed the structural installation scope included within the quotation.
Practical Completion does not necessarily mean:
• electrical completion
• plumbing completion
• utility connection completion
• council certification completion
• decorative completion
Further trade works and commissioning stages may remain after structural installation is complete.
10. CUSTOMER ACKNOWLEDGEMENT
The Customer acknowledges that modular installation projects involve staged works, multiple trades and coordinated scheduling.
The Customer further acknowledges that exclusions, non-standard works and additional costs may apply where site conditions or project scope vary from standard installation assumptions.
