STANDARD INSTALLATION GUIDE
What is included, what is not included, and what to expect on site
This guide outlines the scope of our standard installation service for expandable container homes. It is designed to give you a clear picture of what SimonSez Australia will complete as part of a standard install, what is excluded, and what must be ready before installation can proceed.
Unless specifically stated in writing, any item outside this scope should be treated as excluded or quoted separately.
Included in Standard Installation
• Opening and unfolding of the home on the prepared footings or support points.
• Levelling of the home in its final position.
• Installation of standard roof configuration
• Sealing against the elements as part of the standard install scope.
• External doors hung, positioned and left operational.
• One standard 6m x 2m deck, where included in your quoted product.
• Cornices and skirting boards within the standard installation scope.
Standard installation covers our normal unfolding and finishing scope only.
Any extra items, additional terrace areas or terraces under the main roof can be quoted separately.
Terraces Under the Main Roof
Where a terrace forms part of the main roof structure, it is automatically treated as a non-standard installation item. Any additional terrace area beyond the standard 6m x 2m inclusion will be charged as extra decking installation for the full additional length required.
Not Included in Standard Installation
• Kitchen installation
• Laundry installation
• Fly screen installation
• Additional decking beyond the standard 6m x 2m deck
• Terraces that form part of, or sit under, the main roof structure
Service connections
• Plumbing works, including kitchen, bathroom, guttering and downpipes
• Electrical works, including air conditioners, stoves, lights and hot water systems
• Connection to mains power, generators, sewer, septic, stormwater or gas
Site and civil works
• Earthworks, clearing, levelling, retaining walls, driveways, access roads or crane pads
• Soil testing and analysis
• Footing design for complex sites such as sloping blocks, reactive soils, flood zones or BAL-related civil requirements
Other excluded items
• Painting, plastering, tiling or decorative works not included in the quoted product
• Custom fabrication, redesign, rectification or any item not expressly included in your quotation
Client Responsibilities and Important Site Information
A smooth installation depends on the site being ready, safe access being available, and the work area remaining clear while our team is on site.
Before Installation
• The site must be clear (including free from animal faeces), accessible and ready for delivery and installation.
• Required footings or support points must already be completed and suitable for installation.
• Where the site is complex, the client must engage a local civil or structural engineer for footing design and any site-specific engineering.
• The client is responsible for owner-builder registration or builder engagement, where required.
• The client must arrange licensed plumbers and electricians for all service connections.
If the site is not ready, access is unavailable, or installation is postponed, rebooking or return-visit fees may apply.
Safety During Installation
• Installation is treated as an active worksite from unloading through to final clearance.
• The home may contain trip hazards, moving or unbraced sections, temporary supports, tools and equipment in use.
• Customers, visitors, children and pets must remain clear of the work area at all times during installation.
• There is no entry to the home during unloading, unfolding, positioning, levelling, sealing or installation works.
• Entry is only permitted once SimonSez Australia confirms clearance in writing, including by SMS or email.
